2019 – New Home Sales Report

Data from the North Texas Real Estate Information System shows that home builders were kept busy in 2019 seeing almost a 30% increase in sales in Hunt County.

Here’s how the numbers came out as reported on January 16, 2020:
New Construction Sales in 2019: 248
Average Days on Market: 56
Average Sales Price: $237,771
Average Price Per Sq Ft: $123.59

New Construction Sales in 2018: 174
Average Days on Market: 58
Average Sales Price: $215,808
Average Price Per Sq Ft: $112.76

Many home builders with larger developments have on-site sales people and do not utilize the multiple listing service so total new construction sales in Hunt County is higher.

As the price per square foot has been going up, the average size is getting smaller:

2019 Commerce ISD Residential Sales

While most parts of Hunt County saw increases in sales, homes located within Commerce ISD actually saw a drop of almost 9% in 2019 according to the North Texas Real Estate Information System.

Here’s how the numbers came out as reported on January 16, 2020:

Average Days on Market: 43
Average Sales Price: $155,793
Median Sales Price: $146,000

Total Residential Sales in 2018: 82
Average Days on Market: 40
Average Sales Price: $144,859
Median Sales Price: $133,000

The highest recorded residential sale in Commerce ISD in 2019 was $546,800.

Although a drop of 9% may seem high to some, sales in Commerce have been relatively consistent throughout the years. Here is a break down for the past 10 years of home sold in Commerce ISD as recorded on the Multiple Listing System:

Having lived and worked primarily the Northeast Hunt County and Commerce real estate market for over 20 years, I can certainly attest that 2011 and 2012 were tough years.

A note on why I use school districts as opposed to cities to calculate sales statistics. The basic reasoning is that Hunt County is still very rural and there are many property owners with a mailing address of one city but the home is located in another school district. Homes near Sand Hills Country Club have a Campbell mailing address but are in the Commerce school district. My relatives have a Wolfe City mailing address but the property is in Commerce school district. This situation happens throughout the county with other cities and school districts.
